The Moraine is an Opportunity Zone project in Tacoma, Washington consisting of 160 apartments, a full suite of amenities including a gym, a media room, a roof deck with communal kitchen, and a billiards room. The project features a contemporary mountain lodge aesthetic and offers views of Mt Rainier and Commencement Bay from many residential units. The building includes on-site solar panels, a green roof, WaterSense fixtures, and EnergyStar appliances.
During Development the project achieved a voluntary target of 25% minority and disadvantaged business participation as well as a target to recycle 70% of the construction waste stream. As part of a county tax exemption 20% of the units are available for rent by those earning no more than 80% of Area Median Income and as part of a unique structure associated with the project’s joint venture partner an additional 55 units are available to those earning 78% of area median income.
