Dan Noyes

Finance Manager

Dan’s desire to become a real estate professional stems from some of his fondest childhood memories - exploring local construction sites and witnessing new subdivisions being built near his hometown of McMinnville, Oregon. Over the past decade Dan has made all corners of the greater Portland, OR area his home, and spent an exciting six-year stretch living just steps from the ocean on Oahu’s North Shore.

Throughout his career, Dan has enjoyed the critical thinking and problem solving associated with Accounting and Finance. Prior to working with Ethos, he spent time crunching numbers as a valuation analyst with CBRE and and an associate at Merrill in Honolulu, HI. More recently, as a Senior Accountant at Novogradac, Dan worked primarily with real estate developers and their associates to navigate the complex world of Low-Income Housing Tax Credits and multifamily apartment operations.

Dan is currently a Certified Public Accountant (CPA) licensed in Oregon and holds a Bachelor of Science in Business Management/Finance from Brigham Young University-Hawaii, a Post-Baccalaureate Certificate of Accounting, Graduate Certificate of Real Estate Investment & Finance, and a Master of Real Estate Development (MRED) from Portland State University. He’s also a member of ULI’s Young Leaders Group - Northwest, and NAIOP’s Commercial Real Estate Development Association - Oregon Chapter.

When Dan isn’t entertaining himself with excel spreadsheets, you’ll find him walking the Eastbank Esplanade, playing fingerstyle guitar, or spending a quiet weekend fishing with family at Hagg Lake. When the waves are good, Pacific City, Oregon and “Goats” (a hidden gem of Oahu) are his go-to surf spots. As a life-long learner and teacher at heart, Dan also volunteers working practice problems with graduate students, reviewing advanced finance concepts, and sharing his insights about the fundamentals of real estate finance and development.
