The Dean River is a collaborative development between Northwest Sustainable Properties and Ethos Development. Currently under construction, the transit oriented development will feature 72 small-format apartments and three units in the building will be rented to those earning 60% of Area Median Income, this strategy allows for market-rate affordability by driving down the gross rental cost of the units. The project site is one block from the SE 17th St MAX station and offers a 15-minute commute to Portland State University as well as pedestrian access to three city parks and the SE Division Street retail corridor. As a fee developer, Ethos provided early investment, site selection, financial modeling, design management, entitlement support, and financing assistance to this development.
